  4. Location. Land near the centre costs more than land on the ring road, so city-fringe sites often price above out-of-town ones. Weigh that against the fuel and time of every visit.
  5. Insurance. Sometimes bundled, sometimes a compulsory add-on, sometimes your own contents policy can be extended. It is the most common reason a quote comes in above the headline rate.
  6. Fees and deposits. Admin fees, padlock charges, deposits and minimum terms all change the real first-month cost.

What does it cost to store furniture?

Furniture is the most common thing people put into domestic storage, and the easiest to misjudge — it is bulky rather than heavy, so you are paying for the space a wardrobe takes up, not what it weighs. As a rough guide, a 1–2 bed flat's furniture fits a 10ft, a 3-bed house fills a 20ft, and a 4–5 bed house needs a 40ft. The size guide has the full dimensions. Two things push a furniture quote up more than people expect. Insurance is usually priced on declared value, and household furniture adds up faster than it feels like it should — a sofa, a dining set and three bedrooms' worth is easily five figures to replace. And furniture storage during a house move often runs shorter than the minimum term a site will sell you, so check what happens if your completion date slips.
