What do businesses use storage units for?

  • E-commerce stock — a 20ft with a walkway down the middle works as a pick-and-pack space, not just a box you cram full.
  • Trade tools and materials — plumbers, joiners, electricians and fit-out crews using it as a yard they can reach at 6am.
  • Pallets and bulk inventory — seasonal overstock, container-load buys, slow-moving lines you do not want in the unit you pay rates on.
  • Archives and records — files you must keep but never open, out of the office at a fraction of office rent.
  • Plant, equipment and vehicles — a 40ft takes a van or machinery plus stock behind it. See vehicle storage.
  • Market and event kit — stalls, staging, exhibition gear that lives between events.

Commercial, warehouse and industrial storage in Leeds

Businesses looking for this call it different things — commercial storage, warehouse space, industrial storage, a trade unit — and usually mean the same problem: stock or kit that has outgrown the premises but does not justify a lease.

A container yard sits between the two. A 40ft is roughly the footprint of a small warehouse bay, secured and reachable at any hour, on a monthly commitment rather than a multi-year term with a dilapidations bill at the end of it. For overflow — a seasonal peak, a container-load buy, stock parked between premises — that is usually the better trade.

Being straight about what it is not: there is no racking, no forklift service, no loading bay and no staff handling goods on your behalf. If you need a pick face or someone booking deliveries in, you want a warehouse and a 3PL rather than a container. If you need secure space you drive to and load yourself, this is cheaper and considerably more flexible.

Why 24/7 drive-up matters commercially

Most self storage runs to reception hours, and most trade work does not. If you can only reach your stock between 9 and 5 on weekdays, the unit quietly becomes a constraint on the business: you buy less in bulk, you keep more in the van, you turn down the Saturday job.

Ours opens from your phone at any hour, and you drive to the door rather than trolleying through a building. That means loading a van at 5am before a job, taking a delivery in on a Sunday, or clearing a return the evening it comes back.

How much space do you need for your stock?

Pallet figures are for standard UK pallets on the floor, unstacked. Stack them and the numbers go up considerably — the containers give you the full height to work with. If you are planning around a specific pallet count or a forklift, tell us when you register and we will confirm against the final yard layout.

Access, security and what it means for your insurer

  • ANPR number-plate recognition on the gate — every entry is logged against a vehicle.
  • App-controlled smart locks, so there is no gate code to circulate around staff.
  • AI CCTV across the yard and security staff on site 24 hours a day.
  • A direct link to the police if anything looks wrong.

Insurers usually want to know exactly this: how the site is secured, who can get in, and whether entry is recorded. Ask us for the specifics in writing when you are arranging cover for stored stock and we will provide them.

Terms, invoicing and admin

We will confirm the full commercial terms with our rates before opening. What is already settled: registering costs nothing and commits you to nothing, and founding members choose either up to 3 months free on a 12-month term or half price for the first 6 months. If your accounts process needs a VAT invoice, a purchase order reference or a named account contact, say so when you register and we will set it up that way from the start rather than retrofit it.

Business storage questions

Can I run a business from a storage unit?
You can store, collect and dispatch — that covers most trade and e-commerce use. What a container yard is not is a workshop, a shop or a place to meet customers, and it should not be used as your registered trading address. If your plan involves staff working in the unit or the public visiting it, talk to us first rather than assume.
Can I get a VAT invoice?
Yes. Tell us your business name, billing address and any PO reference when you register and invoices will carry them from the first month. VAT registration details go on the invoices and in the site footer once incorporation completes.
Can couriers deliver to my unit?
We will confirm the delivery arrangement with the final yard layout — it depends on gate staffing at the time of delivery, which is exactly the sort of thing worth pinning down before you rely on it. Flag it when you register and we will give you a straight answer for your setup.
How many pallets fit in a 40ft container?
Around 20 standard UK pallets on the floor unstacked, and roughly double that stacked two high, depending on load height. A 20ft takes about 10 on the floor.
Is there a minimum term?
Terms are confirmed with the rates before opening. The founding deals are built around 12-month and 6-month commitments, and there will be a shorter rolling option for businesses that need flexibility — the trade-off being the better rate goes with the longer commitment, as it does everywhere.

We open in autumn 2026 and rates are not published yet. Register your business interest — free, no card details — and we will send terms and rates before they go public.
